So, I wanted to talk about selling my wholesale deals in St. Louis. Recently I have wanted to reach out to out of state and more sophisticated investors as well as contractor buyers. I currently have 5 properties under contract with 2 being sold already and now looking to sell the other 3. I have noticed with a REIT and hedgefund I sell too that they don't buy multifamily or heavy fix and flips which makes sense with their model.

What is a great way I can build deeper connections with serious buyers that make offers to reasonable if not favorable deals 75% of ARV minus repairs or lower with 10+ cap rates?

Property managers? Title Companies? Here?

@Kandice Manciel I personally don’t think you need a license but if you get it you will Learn a lot and the legalities for a cheap price. I don’t have my license and I’ve been successful with my operation for 4 years. I use PropStream for comps and analysis/tax record digging.

I love local as well because the fact that there are great local hard money lenders in your backyard that will do 100% Financing on real estate deals. I have used the locals way more than the national guys because they are just better and know their market in and out. It definitely helps since you can't see EVERYTHING in other virtual markets compared to your local one. The confidence you get from being local as well boosts your sales in turn.

I have seen some hype build up on the company Callgeeks. Their pricing is $13/hour per agent. After 3 agents the price is $10/hr for 45 hours a week. They are not american from what I understand. Has anyone had any success?

I just bought the flipster program and it is freaking awesome. I have been wholesaling in the tough market of St. Louis for 3 years and the first week I got this I locked up 4 deals in a week because of the software. I would highly suggest just the 97/mo though. When I looked into their "deal funding" and upgrade to 197/mo is just a cogo capital affiliate application, direct mail DIY company and some basic training.

The numbers are accurate and conservative. I might just wholesale it because I don't have the upfront origination money to get a private money loan. I have 3 buyers looking at the property today for 130k
