@Leah Roberts - I don't think I will make it but I am definitely going to a different REI group that is meeting at Camp Ticonderoga (rochester & square lake) Tuesday evening.

@Leah Roberts - congrats on getting onboard this fun crazy rollercoaster! There are a hand full of local (to you) real estate meet ups that are wonderful to use as a sounding board. Also; for what it's worth you can find better COC ROI around metro Detroit. P.S. small multifamily I've found is best way to go.

@James Syed  - Thanks! Adventurous rollercoaster. my funding fell through; seller realtor said he had just received 2 other offers (I thought he was bluffing) and listing was pulled 24 hours later - it says pending.  Still working on financing for next opportunity and if it falls through ill jump.  I did pick up a 4 unit today at county auction (much less exciting than a 12 unit haha).

@Jay Orlauski - wonderful detailed reply.  I am looking at a couple of multifamily's near my home town; would you mind sending me that file...would be wonderful to crunch numbers with on the fly.  Thanks!!

@Calvin Beeke - thanks much for the update.  I will be submitting an offer on a 12 unit tomorrow and considering my next largest unit is a duplex reading through these posts have been both helpful, informative and calming.  I'm doing a private money loan and will be doing a cash out refi within the next year (at least that is the plan).  Half the units are either on M2M or expire end of August.  Rents are $550 across the board and can rent for $750 without any updates.

Sorry for the rambling; would you be willing to provide what financial institution you went through? I would like to begin talking with banks as soon as appropriate.

@David Lehane - although @Account Closed and I have never spoke I often see his comments on this forum and he provides solid answers and good advice. His group was the one I was trying to think of but could not remember it while driving down the road trying to text me reply the other day haha. Not to mention everyone I have ever met from Grand Rapids seem to be good people :) - I hope you enjoy this REI group.
