I have some great mentors in my city, but none of them invest in condos. When I have talked to them, they keep it simple and say that they are just bad.

I am aware of special assessments, HOA fees, but what are the major issues to look out for? Also, what happens when condos get old? Are they renovated in a major overhaul or bought out and bulldozed? Thank you for any guidance!

Percy, my plan is to hold it now and have it be my primary residence. The long term plan would be to develop it as the city expands and the land becomes more valuable.

I found a great 5 acre piece of land on the outskirts of my city, yet still in the city limits. As a first-time homebuyer with a long-term plan of real estate development, I was wondering if anyone had any ideas on how I could obtain a USDA guaranteed rural development loan even though the current property does not have a home on it.
