Thank you @Erik Nowacki, i have been on loopnet and some other sites trying to compare, duplex and the occasional 4plex if i can decide to jump into that for 130k and below really is what im looking for right now. As far as class goes im not sure how they are divided and what A,B, and C mean actually or how they are classified as each, but i can do a little fix and repair, nothing major to start out with but i have no problem putting in required maintenance and work as long as the repairs are worth it. Right now as i said earlier, ive just been looking at areas and average costs and rents in the areas.

when i actually get back to ohio i can drive around and look at these places hopefully and see what the pictures dont show and the surrounding areas.

Hello everyone,

My name is Treven and i am new to REI and BP, trying to get my feet wet and my foot in the door as i start on this new adventure. I am currently in the military in San Diego, but in the next couple months i will be getting out and heading back to Columbus, Ohio and would like to find a multifamily place to invest in. Looking forward to reading more on this site and getting to know you all, Thanks for the help in advance!

I appreciate all the input and information, thank you all. For my first place i am planning to either live there, or if i can i will let two tenants rent it out and then just keep an apartment for a while or something. As for being their friend, i dont think it will be that hard to seperate that given my personality and how i come off to people, haha. Thanks for everything, hope to expect to see me more lol

I am extremely new to all this and the site, i would however like to start learning more and eventually invest in a duplex, or at most 4 plex, not sure on wording yet, and i would probably end up living in one of the parts and rent the others. 

What are some good books or guides to read on, and information should i familiarize myself with as of now, like legal documents and standings.

The location i am looking to start out in is Ohio, the columbus area or around there, since this is where i will be living after i get out of the military.

Hello, new here and have some questions for you all.

I'm looking to get into multi family homes / duplex housing landlord, or to actively live in one side and have a roommate for the other side. 

I have a lot of questions, but for now I am just wondering why if a place is new or renovated and doing semi well, turning a profit, why sell it, the place I was looking at http://www.trulia.com/property/3072347805-2241-Ham... It seems decent, probably oblivious to what needs done and can't see many photos...just started looking more into this stuff but always been interested. What's best practice to deem if a price is good and how do you take over a property like this.
