Where can I find financing for dbl wide with 2 lots in fritch tx.finance amount only 13000.is good deal yet is to low for mortgage.and to high for personal loan. Help please

How do I go about doing a purchase contract in tx? This is a double wide on land.with another lot added.  We are going through a mortgage company.No realator is involved. Or do I need to pay someone to do it?

Have a home worth 85,000.@ 8.5 %.paid down to 25,000.   Want to buy double wide 0n 3 lots with privacy fence.one lot with seperate septic. Asking price 10,000.   My son is trying yo finance.both have fico at 535. They r working with Lexington law,on credit help.  We were thinking on refinance our mortgage with cash out at a lower rate than the 8.5% -that it is curently at.looking to get 35,000.in order to pay cash for mobile home with 3 lots.then renting it out to own .To son. Or would would a home equity be better ? Looking for advise.mine and husband's credit score is 610. If we  are able we will buy the mobile home with cash. Any help would help.thank you for your time and help..having hard time gettin finance do to low amount ,and it being a mobile home. Area is in tx panhandle

What would be the best way to finance. 2 distressed propertys? These both are for sale by owner. Both at 15k. Rent in Theses would be 400 to 600. They will not owner finance.I am thinking a private lender in amarillo then refinance in a few months  a after repairs.

Price 12000. Rent runs 600 month. 2ND HOME: 984 Sq foot fenced yard stone siding 1 bed. Total rehab. Rent at 400 month. 10,000. Would like to get money for homes and about 3,000 to use for rehab. Not sure if I can go through HUD and contract them for 2 years as hud rentals. Maybe through town economic development. Or rural housing.private/ hard money. Or buisness loan. No money available o put down. FICO LOW 600. RENTAL PROPERTY is hard o find here.due to college and plant turn rounds. Lots of rV parks Here Which Stay full. Thank you for helping.

Is investment agencies also a way to  invest? Would  they be able to advise  on properties and loan choices. I see lots in Amarillo.
