Howdy all, 

I’m an architect and first-time house hacker looking at a Duplex in Oklahoma City. It has two 2-bed/1-bath units and a detached garage apartment (ADU) that needs to be fully gutted and redone. ADU has potential for two garage spots and a upstairs unit.

Current thoughts would be to live in the ADU and rent out the main two units.

My concerns:

• Structural issues? Listing mentions potential floor structure concerns (100 year old home). 

• High renovation costs. The interiors are outdated, and the ADU isn’t livable yet.

Im a bit concerned as I estimate the Reno to be anywhere from 60-150k (or worse if there are floor problems) as the interiors are hideous.

Appreciate any insights or words of caution on if I'm getting in over my head.
