@Drew Sygit after they got the letter notifying them of the eviction yes. But not after they physically left.

Thanks for all the replies. Here is my plan, please feel free to add to it if you feel I am missing anything:

1. Better tenant screening process.

2. Quarterly property inspections

3. Judgement against t tenant which I don’t plan to ever collect but I at least ruin their chances of doing this to others

4. Better insurance policy. I’m working already on a couple of quotes that cover tenant damage.

Damages occurred after we evicted the tenant. Damages are too extensive to list. Basically everything they can kick in or smash.

@Michael Schleicher yes, I’m going to ask the property management company to do this.

There has to be other options in additional to this right?

I have my first time dealing with a tenant who has trashed the home. Roughly $16,000 in damages.

I realized there is a little I can do now but I’m looking for recommendations to avoid this in the future. Is there insurance or other options that cover this?

I’m sure something like this already exists but I’m not able to find anything. I’m looking for a step by step recommendation on what you do to research a new zip code for a long term rental purchase.

I’ve already identified the big market (city), now I’m wondering what research you do to determine if the zip code is desirable?

Example: Chicago 60620 zip code.

Does anyone have a good insurance provider for 2 investment properties in Detroit?
