I'm not advertising a property, I'm finding deals for my investors. I know the difference. I won't be advertising it at all anywhere.

Also; what types of marketing do you do? Since I'm and just starting out and trying to get leads and such; should I create a simple website that includes an area where people can post their info for me and a short bio of what I do and who I am?

Daniel, thank you brother! I'm definitely pushing back! There are plenty of deals out there I just need to find the investors! I have been doing the research I just need to start getting a checklist together on the steps I need to go through in order to lock-in one of these deals! Since you have done deals in FL; what types of disclosures do you give the seller and buyer? Do you have to have all the money in the bank first just to show you have it to cover the deal even though I'm getting an assignment? Do you have a certain contract that you give every seller or buyer to deal with? Sorry for all of the questions man. I'm just trying to get as much info as I can. I really appreciate your help!

How would one know the numbers for a buyer rehab? I feel like that's their field. I could do some sort of estimation but I cannot decide on how much someone wants to invest in a property I provide. That's their call. I can only find the deals and provide them with something that doesn't need high costly improvements such as new AC or roof, etc.

I have heard many success stories but have a couple of questions. The first question is; do I need the full cash funds to cover any offer I give just in case the seller wants to know if I'm serious? Secondly; is wholesaling something I can jump right in to going out and making contacts/leads and finding investors? Lastly, what are the disclosure requirements when dealing in whole here in FL? Any information would be greatly appreciated!
