Post: HELOC - Trouble Finding a Lender

I have a rental property will 100k+ worth of equity and is currently on a 30 year conventional mortgage. I am trying to use that equity to buy another investment property. I have talked with a handful of banks and credit unions and it seems no one is interested in giving an equity line of credit for an existing investment property.

Does anyone know of any lenders that are open to doing this kind of business?

The value of my rental portfolio is around 800k and I have about 300k in equity. My goal is to use that equity to buy additional rental properties. I have mortgages on all of my properties and the lenders are all different. Any suggestions on how to access my portfolio's equity?
