Oklahoma - Recently Renovated Already Rented Turnkey 3 Bed 1 1/2 Bath Home Available For Sale

$550/mo Rent - FSBO $42k (1.3% ratio)

Property manager already in place...TURNKEY!!

Property management is 8% of rent, insurance is approx $70/mo per month, property tax approx $35/mo. All utilities are tenant's responsibility as well as lawn maintenance.

Home has been recently renovated in the last couple of years. Relatively new paint and carpet as well as nice appliances.

Oklahoma - Recently Renovated 100% Rented Turnkey 8-Unit Portfolio

$4,804/mo Total Rent - FSBO $320k (1.5% ratio)

Property manager already in place...TURNKEY!!

I picked most of them up within the last few years, and am happy to keep them myself for the cash flow, but would be open to selling at a 1.5% ratio for $320k because I have my eyes on another deal I could purchase.

Property management is 8% of rent for each, insurance is approx $70/mo per rental, avg property tax per rental approx $37.50/mo. All utilities are tenant's responsibility as well as lawn maintenace.

Unit 8: 3 bed/1 bath - rents at $650 - Renovated w/in last two years.

Unit 7: 3 bed/1 bath - rents at $561. Renovated 2017.

Unit 6: 4 bed/1 bath - rents at $550. Fourth bedroom addition 2017.

Unit 5: 3 bed/1 bath - rents at $728. Well maintained as they all are.

Unit 4: 3 bed/1 bath rents at $595. New interior paint job.

Unit 3: 3 bed/1 bath rents at $550. Recently Renovated.

Unit 2: 3 bed/1 bath rents at $585. Renovated early 2017.

Unit 1: 4 bed/2 bath rented at $585. Fully renovated 6 years ago.

Sure. I am currently selling 8 SFRs in Lawton, Oklahoma that are 100% rented for $320,000 (breaks down to $40,000 ea.)

Hello All,

I am new to the BP community, married with one 8-year old child, and would like to retire one day before 60. I have purchased many single family rentals out of state; the out of state investments have been working out well. I am investing in a military and college town with many manufacturing plants as well as plethora new business developments. Even though it has only been a few days since a RE agent colleague mentioned networking on BP, I have started learning so much that I did not know about real estate strategies pertaining to growth. I look forward to listening to more podcasts as well as getting more insight from others via the forums and marketplace opportunities. Can't wait until the next investment opportunity!!! There is so much positive energy and excitement within this community that I wished that I would have joined sooner.
