Hello @Taylor L.  First let me say, "Your Rock!"  I have heard of this designation when trying to assist a family member with their taxes, but did not truly understand what it meant, or how to utilize it.  From the brief research I've done this evening, I am quite intrigued and believe it will prove very useful.  Thanks for the info!  Great website, by the way.  

@Joshua Ferrari  Thank you for your response.  You have given me an additional option to consider - multifamily syndication.  There really are so many options.  As a Dallas REALTOR, I am pretty comfortable with the pulse of this market, but you are right, there are a number of changes happening.  I certainly wish I could predict the next several months.

@Jim K. Very well stated. Actually listening to the BRRRR audio book now. I've studied for several years and am ready to make a move. Just need to follow my heart on this one . . . maybe I should say follow the numbers that make sense. Thank you for your response.

What would you do if you were just starting out with $40k cash to invest in the Dallas/Ft. Worth market in Texas?  Good credit.  Self-employed.  What kind of deal would you do and how would you finance it?

- Build and sell new construction single-family?

- Fix and flip?

- BRRRR?

Fastest path to cash preferred, but ultimate goal is building wealth.

Working on building single-family new construction to sell at build completion.

What made you interested in investing in this type of deal?

Wanted to flip for quick cash flow to invest in other longer-term investments. Decided not to rehab, but just build new construction instead and sell it off.

In the works: The University is contracting a master lease on this property to utilize it as a dormitory.

Two blocks from the university's gates, students can easily walk to campus.This property brings in $28,800.00 in monthly revenue. At 8.6%, this property generates an above average cap rate.
