Hello @Taylor L.  First let me say, "Your Rock!"  I have heard of this designation when trying to assist a family member with their taxes, but did not truly understand what it meant, or how to utilize it.  From the brief research I've done this evening, I am quite intrigued and believe it will prove very useful.  Thanks for the info!  Great website, by the way.

@Joshua Ferrari  Thank you for your response.  You have given me an additional option to consider - multifamily syndication.  There really are so many options.  As a Dallas REALTOR, I am pretty comfortable with the pulse of this market, but you are right, there are a number of changes happening.  I certainly wish I could predict the next several months.

What would you do if you were just starting out with $40k cash to invest in the Dallas/Ft. Worth market in Texas?  Good credit.  Self-employed.  What kind of deal would you do and how would you finance it?

- Build and sell new construction single-family?

- Fix and flip?

- BRRRR?

Fastest path to cash preferred, but ultimate goal is building wealth.

Single-family residence other investment in Desoto.

Purchase price: $160,000
Cash invested: $32,000

Working on building single-family new construction to sell at build completion.

What made you interested in investing in this type of deal?

Wanted to flip for quick cash flow to invest in other longer-term investments. Decided not to rehab, but just build new construction instead and sell it off.

How did you finance this deal?

Personal savings and bank finance.

Need to work with a good and reasonably priced contractor to rehab a home suitable to sell to a family.  Need to start as soon as possible and need a quick turn around.  Home  in poor condition.  Please see photos. 

Also open to partnering with an investor, or may just go with hard money for this one, depending on whose terms are better.
