I have a property in a great location 3 Colleges, & new buildings/constructions being built! purchased it under 60K fully renovated 

3B 1B row house. I came across the rooming house method for cash flow!! renting rooms with all utilities included. Everything on the Internet about rooming houses has painted this method to be so negative. though I understand the type of tenants it attracts. there's Nothing but negativity about rooming houses when doing my research. however because of the lack of information out there MANY PEOPLE, MANY LANDLORDS ARE STILL using this method cash flowing a nice penny every month/annually. 

what better place to ask for some feedback on this niche.!!

help me out Bp family... I understand the level of risk, and high management, and tenants you attract doing this, but please give me some insight!! is there anyone in here that has successfully operated a cash flowing rooming house? and if so can you give some management knowledge, and drop some wisdom on how to be successful with this method of land lording.

would I be able to use my own title company??

are the contracts assignable??

how long does it take??

is my bank statement enough for proof of funds??

1. How do I approach the title company regarding this transaction?  I was turned away from one title company because I told them what my exit strategy was in trying to wholesale bank owned, & city owned property is 'non assignable' hurdle. 

They mentioned they would need a lawyer involved on both ends to assure there's nothing illegal going on. 

2. When resining as trustee and adding the buyer as a beneficiary, & a non refundable earnest money is required this brings me back to my first question, how do I approach the title company without any red flags. 

the way I've learned is there are three documents that are needed..... Purchase Contract, Resignation as trustee & 100% beneficiary rights resignation.... 

what am I missing? how do I successfully handle this transaction. 

I just received the list for city owned vacant land in my city.. how do I wholesale vacant land, & will the city give me 7 days contingency for inspection so I can market the the land to a end buyer?? what steps should I take in wholesaling land? 

Any investors in Nj that can recommend a title company that has experience with handling these settlement/transactions 

I have a deal in Philly ( My first deal)  

however the seller and myself live in NJ 

 so what do I do next and where can I market this property, since I don't have a cash buyers list yet?

hey BP family when does my buyer get to see my assignment fee? should it be before or after he signs the contract? how should that conversation or bridge be crossed rather?

hello BP family my name is tre I'm in the New Jersey market. Have been doing a lot of learning and studying on wholesale real-estate... though i knew it wouldnt be easy I've had very little progress in 3-4 weeks. I've been going hard at this, Just need some knowledge on the new jersey market that can help me! i went hard at door knocking i learned to pick one marketing tool starting off and go hard at it not much success. i signed up with REIPRO and have not had any success with the software.... also trying to find wholesalers to connect and build and work with!! can anyone help? what am i doing wrong. i use whitepages to find numbers some numbers got through but others were just bad numbers...whats the best software to use for leads. i  honestly don't know what else to do very discouraged but I'm passionate about this business just need help to get the ball rolling.. anything helps! thank you
