Congrats and nice steal.

Would likely stay for a year but they offer the ability to sale and or rent before the building is even finished. And not multiple lots but depending on land size could build 1 or more homes. But I only know the general knowledge of it.

I stumbled upon Madison Homes here in the Charlotte area and they have some fairly reasonable floor plan pricing. Caveat is that you have to have land for them to build. Would something like this be profitable being that they pay for everything until the end? You aren’t required to stay in it you can sale it as they are building.

So I ran a few deal analysis but have no idea if I am typing in the correct numbers.  For instance a 158,000 property do I need to considering rehabbing anything to increase the value? Also what are general loan points for a conventional loan? And rent should be at market rate/average or slightly higher?

@Chris T. Thank you for this, I look forward to meeting you all.

@Mason Krell likely wholesale once I learn how to write up a contract and learn who all needs to be involved in the process.

@Alberta Eleazer sweet thank you.

Hello folks I am Taz. I am new to all things real estate. I have a small family, wife and two kids. I work for Quiktrip some of you may know the place. I have Life/Health insurance licenses.

My ultimate goal is to have more time for my family by leaving the 9-5. So to start out replacing my income is a great long term goal. Short term I would like to have my first deal done in 6 months or less.

I have tried many businesses or things but none have seemed to stick, hopefully this is the answer.
