@Clint Shelley thank you, and where could I learn more about self directed ira?

I’ve put in a offer for 30k for two duplexes (15k a piece) it’s a great deal and I trying to start looking for ways to finance them. I’ve had a carpenter inspect them they only need cosmetic work and I would like to get rid of the window units as well this would cost 35-40k . What are some options I have to getting this deal finance? Every hard money lender I talk to so far saying they don’t loan on such a small amount.

@Cody Campbell thanks for the help. The properties will need some work. I know one needs a roof but me and a carpenter or going to look at them tomorrow to see how much repairs or need so I can get the rehab budget.

@Whitney Hutten hey thanks for your help so I call multiple realtors and none of them knew how to get the arv. They also said there wasn’t any comps ( it’s a rural area). But I did find out more information about the properties. It’s a total of 4 properties . 9 units in all, all of on them on the same lot as well. 
there six 1bd/1ba and three 2bed/1bath. The type of tenants I’ll attract or retail workers , paper mills, fast food and local community college students. Average rent in area for 1bed lowest I’ve found 525 highest 620 and there is absolutely none available right now. For 2 bed rent go from 580 to 650 in area. I’ve found one that was available and took pictures it was nice but looked very affordable. Rental rate for it was 600. Also most if not all of the cheaper rentals still have windows units. When I rode by just to see.

Hey @Anthony O. Porter thanks for helping. I’m going to call a realtor today and ask for the arv and yes I would love some help on structuring this deal and I see you have duplexes of your own as well. Maybe we could jv on this or something if you would be welling to help me thru the process.

Hello Thomas, thanks for messaging me. No I’m not working with a realtor but I’ll get in contact with one tomorrow.Mostly There is no comps for it I live in a rural area.  The seller owns them out right and he is old and said he don’t feel like dealing with fixing them up or finding or dealing with tenants he just want cash and get out.

Hey, Could someone help me calculating a deal. I’ve met a seller. Who has 3 duplex’s he asking 45k a piece for them but said willing to make a deal if I get all three. As of now they have 0 cash flow and will need some work. Rental rate right now is between 580-620 for the area. I’m looking to do the brrrr method.  My dad is a license carpenter and I work at a plywood mill and get good discounts  so I’m pretty good at calculating the rehab cost. But need help structuring the deal and calculating the arv. Thanks for all the help you’re willing to share.
