Is this necessary for my first rental property? Also, if I use the BRRRR strategy is this going to be a problem when I refi? Will the bank care?

Isn't that a lot of paperwork every year? Also, does it make the refi harder owning them in an LLC?

What are some strategies that would work here? I want my first investment to be an an area I know so, somewhere in Pinellas County. But, home prices are high and rents just aren't high enough. I don't need crazy cash flow but don't want to lose money every month to cover expenses. I would like to do BRRRR strategy but don't think it will work in the market. I was thinking maybe finding large properties that I could add an ADU to make it work. I just need an Idea I can dig into that will work. Thank you guys.

I am looking at properties around the St. Pete area to invest in, but the prices are way to high compared to what they can rent for. Ideally I would like to brrrr but even the good flips will lose a lot of money on the rent side of it. What are some ways to make this work? I've considered the possibility of finding properties I can ad an ADU or even just leaving extra money in the deal so the debt payment isn't so high. The videos I see online of people using the brrrr strategy are in markets unlike mine, so any advice on how to make a market like St. Pete work would be greatly appreciated!

Ive watched some videos on this, but none of them are in Florida market or new (inflation). If you are quickly analyzing a deal, what numbers do you use for a only cosmetic, cosmetic with some big stuff like roof, and full gut?
