I've just now discovered the Cincy sub forum so I'm late in the game. Hopefully more people join in who are in the area.

So your question, what's up? Is a good one. From your perspective, what and where is the pulse of real estate investing in the Cincy area? I'm not sure myself. Trying to feel things out and learn.

Hello!

I am becoming familiar with the ROI calculators for investing in buy-and-hold real estate but I'm trying to wrap my mind around the math if I were to purchase a property with the intention to rent it but only after living in it a year or two first. How would that year or two live-in time affect the cash-on-cash return math? Would only the initial cash invested count in the calculations or would the year or two of mortgage payments I assume when I live there also be factored into the equation?

Oh, and RentPrep asks the landlord for proof that you own a residential property when ordering a credit check. I forgot about that one.

Good question but why would the applicant (via a friend) call RentPrep? To gain access to their information? I know that RentPrep does require a copy of photo ID from the landlord or property manager when a credit check is ordered. They also require a digital copy of the rental application. That is to ensure that you are who you say you are when you request such sensitive information. I don't know if they use verification during phone calls. Again, that's a good question. But could you clarify the hypothetical situation you are concerned about?

Thank you! I have made some calls and no one has jumped on it yet. I keep getting passed off to another guy. Roofers say call contractors and contractors say call roofers. I need a roofer/contractor combo. Eventually someone will be a good fit for the job, as you say. Thanks again.

Hello all,

I'm new to BiggerPockets and the forum. I am preparing a house for rental that has a sagging roof and needs some structural support work in the attic with the rafters and ridge. I've had several roofers out but they seemed out of their comfort zone with that type of work. Any ideas on where to start? I'm in the greater Cincinnati, OH area.
