Just curious - how did you come into possession of the list? Here where I live, there's no published list of code violations that I know of. 

Obviously it varies by location, so I'm just interested in knowing what you did to get your list.

@John D. is definitely an expert on the Desert, and I defer to his experience. However, be very aware of the restrictions in place in Palm Springs (and some of the surrounding cities). For example, I believe Palm Springs has limited the number of times one may rent an STR to 36 or 39 per year. That can severely strap your revenue potential. Palm Desert, on the other hand has voted to deny new business licenses (required) for STRs and will sunset all existing ones by end of 2019. Exceptions exist for properties not in R1 or R2 zones and if you live on the property.

In other words, it's complicated. 

Big Bear is popular year round. @Tyler Hungerford may be a good resource for you. I have heard STR owners both sing its praises but also complain about crime, difficulty finding any sort of quality vendor (cleaning, snow removal, etc) or contractor, and the risk associated with leisure properties during a market correction.

I'm seeking a referral for a reputable, responsive property manager in Jacksonville, FL.

I just bought a 2-unit and would like to buy another 1 to 4-unit prop in the next 2 months. My ideal property manager will both effectively manage the existing units, but also provide valuable input on acquisitions - estimating potential rent, etc. A property manager with a project team or in-house GC that can visit properties to estimate rehab amounts and completion times is essential.

Seeking a reputable property manager to help grow SFR and small MFR portfolio in Jacksonville, FL.

I recently purchased a 2-unit building in San Marco area and intend to purchase another 1 to 4 unit property in the next 2 months. I am actively using @David Greene 's strategy for BRRRR out of state (I live in California).

I am looking for a property manager to be a part of my acquisition team. I will bring potential deals to you and ask for input on potential rent. Ideally, you have a project manager and/or general contractor able to visit deals and provide accurate estimates on rehab cost and time to complete.

Still in place as far as I know. 

Palm Springs area can be fickle. Palm Desert restricted them as well. All existing licenses in PD will sunset at the end of this year. Indian Wells banned them though I heard rumors that some HOAs were able to opt out of the ban? I haven't substantiated that, though. 

La Quinta and Indio seem to be okay with them for now - in part, I'm certain, to the festivals and the BNP Tennis opportunities they present. 

I have no firsthand information on Cat. City or Rancho Mirage. 

@John D. usually has his thumb squarely on the pulse of the STR situation in the Desert. He might be a good person to reach out to if you are serious about investing out here.
