@ Jeff Kehl...I'm in the due diligence phase as the seller accepted my $40k offer and should have repair estimates from three GCs early next week. I'm interested in a rehab loan pending the outcome of the estimates.

Thanks Yia! I was thinking the HML route, however, I'm having trouble finding someone that will loan for under 100k on for a property that consists of more than one stand alone structure. Any ideas?

Look for feedback on my strategy to pay $50k for an 11 unit multi family property that would generate a maximum gross monthly income of $4400.

Once I purchase to property I plan to do a quick refi for the approximately $75k needed to rehab to property.

Any recommendations on the strategy and options for the refi will be greatly appreciated.
