I sink all my investment dollars into SFHs and very small (class b or better) multi family units.  All in Lubbock.  Lubbock is a great place to invest given a strong rental market and great appreciation.

Either way you go is a good idea…property management with either class will be critical.  Assure you have great investment advisors as well, not merely a great real estate agent.

I love to work and I work hard.  I was just doing the wrong kind of work.  As soon as I had enough houses to support my lifestyle I left my job as a corporate attorney and focused solely on real estate.  That was three years ago. I still work hard but I am working hard building my own wealth rather than someone else’s.  I also dictate my life and time as I see fit.  I’ve built several new real estate companies since leaving law and love the freedom that comes with ownership.

I’d invest in SFHs in Texas.  Texas is booming and the more real estate you can buy in this state the better.  I prefer SFHs in large quantities due to the individualized liquidity.

Hey I would start with the Idaho Real Estate Commission.  I bet they have a list of approved education/licensing criteria service companies you can choose from.  Good luck!
