@Jacob Sherman a combination. 5 that were mine. 2 in Sanford NC and 3 in Kinston NC all built and sold by me. The others I managed the projects from permit to completion

I have a great track record. I just want good terms. Easy to work with. I build fast with quality and have been selling them fast. Just trying to find the right fit. To where I feel comfortable as to establish a long term relationship.

Single-family residence other investment in Rembrandt.

Purchase price: $10,500
Cash invested: $113,000

New construction project. Built in 57 days. Going to list it tonight on the MLS. Asking $227,000. We'll see how it goes.

What made you interested in investing in this type of deal?

I love taking lots that have been on market for a while and making the deal work

How did you find this deal and how did you negotiate it?

Driving and scouring the mls

How did you finance this deal?

Cash

How did you add value to the deal?

Took a lot that I bought for $10,500 and built a single family on it in 57 days

What was the outcome?

Just listed it….we’ll see

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

My partner is a realtor. She’ll list it and we’ll rinse and repeat

Negotiated and bought an unfinished home. Completed it and sold it.

What made you interested in investing in this type of deal?

I have a ton of experience in construction and it was a easy task for me

Found the deal through a local investor group in NC

How did you finance this deal?

Hard & Private Money

How did you add value to the deal?

Absolutely added lots of value

What was the outcome?

Sold the house and made a great return

Lessons learned? Challenges?

Lesson learned was there is a buyer for every property
