As I learn more in Apartment investing and syndication, I'm curious to hear: Who are you favorite syndicators? 

Who among the ranks of syndicators are the most consistent and you feel comfortable investing in their deals? Or who spends a lot of time educating newbies, and you are a fan of their work mentoring new syndicators the right way?

I love the BiggerPockets community. Everyone offers great suggestions and is genuinely helpful! You all are great people and I appreciate you throwing out suggestions to help someone new get started!

@Alina Trigub thank you for the suggestions! I will definitely begin listening to "The Real Estate Syndication Show" and I'm ordering @Theo Hicks's "Best Ever Apartment Syndication Book" right now! 

I think getting involved in a syndication deal is a great idea! Do you have any favorite syndicators I should research first?

Hello BiggerPockets!

At the start of 2019 I stumbled across Real Estate Investing and fell in love! I laid a foundation of knowledge and was rushing to get started. Fortunately, my brother who is supportive also asks quality questions - devils advocate. I realized I was rushing into the unknown. I took a step back and have taken the majority of this year to continue my education, further learn different strategies and establishing some bearings.

I’m back and eager to get started! Through my learnings, I stumbled upon syndication and have fallen in love! It appears to be the best way to get started with little or no money, most scalable, and it wins for my investors every bit as much if not more than it does for me!

So my question is this: how do I get started syndicating and where should I begin?

So far, I know:

- find a good deal, with opportunity to add value

- assemble a deal package showing numbers (current state, remodel, after remodel, returns before and after refi)

- for the first deal or several I will have to accept I won’t be able to take as large of a portion of equity as I’m a large risk for investors

- attend meetups feverishly

- be active on forums

While this all seems intuitive, I have a mental road block preventing me from accepting that I will be able to raise funds. I will be a new entity with no track record. At best, I think I’ll have a 1% success rate convincing a cash investor to bet on me.

Any insight or encouragement is much appreciated!

Post: No money down large multi-families

Looking to get started in real estate investing. Large multi-families (apartment complexes) in the city really interest me. Brand new to this and starting with nothing.

Is it a possible strategy for me to try and search for deals where my offer is... i guess the phrase is seller financing?

I want to offer them fixed monthly payments that are equal to basically 90% of the net monthly income over a period of time that by the end of the term I’ll be paying them greater than their asking price. The original owner then can sit back, relax, and enjoy zero responsibility. Receive entirely passive income from me (the new landlord) sending them the monthly checks.

I will assume ownership, keep the place running and do what landlords do and I get to keep the 10% of the net income I am not sending to the original owner.

I’m trying to think of creative ways to get started because I know the first deal is always the hardest. Does this approach seem feasible, or is it a pipedream?

I appreciate the suggestion! I've never heard of the REA, but it looks like a great place to network and meet other investors! I am going to look into attending the next meeting in my area. I'm so excited to get more involved and I can't wait for the day I get to post about my first deal!!

Hello BP!!

I’ve recently read (listened to) Rich Dad, Poor Dad and that has really switched gears in my mind. I’m of the mind set that I want to invest my salary into assets to create multiple streams of income. Long term I’d like my salary to be replaced with Real Estate and Index Funds.

Anyway, I've recently stumbled upon how great REI is and, I'd done correctly, how lucrative a long term investment it can be. I'm absolutely stunned by how such a savvy investment vehicle can be, albeit based on one's creativity, accessed with no or low money down!

So, I wanted to create this post as a way to say “Hi!” and to introduce myself.

I am 23, come from a lower-middle class family, with no college education. I worked retail for 5 years and have recently begun a temp position hoping to get into Vanguard and work more closely with finance. Nobody in my family has ever been involved in real estate, or any investing, really.

I feel rather out of my comfort zone. But I am determined to invest and to achieve financial independence. I hear so many times from investors the key difference between a successful investor and the average joe is the investor is a “do-er.” I have in my blood “doing!” I’ve always learned the hard way and have been willing to take risks.

In addition to introducing myself - I would like to humbly ask for some guidance. I’ve already watched a good 50-60 hours of BP and Samuel Leeds videos on YouTube. I just now downloaded on audible The ABCs of Real Estate Investing by Ken McElroy. I have an amazon shopping cart with several highly recommended books as well.

What do you recommend as a good resource for a newb such as myself!
