is it possible for a small investor with little to no experience in real estate to invest directly into commercial real estate instead of residential ??  large apt buildings / office buildings

yes im trying to get cash flow i originally intended to house hack a 4 unit property through FHA but don't know if that's the best option being that i will have to pay a mortgage. But im new to real estate so i don't know

I was thinking of getting a 4 unit through FHA to start since I have no experience at all. Get my feet wet and then use the BRRRR strategy on my next project

what is the best way to venture into multi-family property investing for someone who has never owned an investment property?? Should i go through a bank and get a mortgage through FHA or use the Brrrr strategy??
