And last, watch for other local and regional meetups. We just had the REI Networking Summit in the Bay area (http://www.biggerpockets.com/forums/521/topics/132602-big-real-estate-networking-summit-nov-15-16-2014-at-sfsu-confirmed) - honestly the best such gathering I've been to. So look out for more similar events. :)

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

Hello Bigger Pockets forum, my name is Travis Grossman. I am completely brand new to real estate investing. I ran across the podcast about 2 months ago and haven't missed an episode yet. Its  great to run across a podcast so genuine as well as a huge forum who's members really care about helping each other. Up until now my interest has simply been through my grandfather duplexes he owns and the complexity of property management. I never gave it much thought when I was helping RM on his properties but with that being said he retired at the age of 50 and has been living on his passive income since then. The idea that over the years you acquire and rent out multiple properties and have the property paid off all the while gaining equity is amazing! Wow I know I sound like a huge newbie, but it is very exciting it can be accomplished correctly.

I am from the Sacramento , CA market. I have full time job that will keep me realistic in my short and long term goals. The stability of the job will allow me to save for a down payment and hopefully make it easy to personally finance.

I will be using my evenings as well as my weekends to start making moves towards my first buy. 

My niche will most likely be Single and Multifamily for buy and hold. From what I see my market is growing but is very competitive. Multifamily homes seem to be the lesser of the two.
