@Mike McCarthy thank you for the advice. Should you go through a lender local to the region or a big bank or something else? Credit is top notch.

We have also been looking into Lubbock. Nice city with some good opportunities. I’m also curious what other investors think of the area.

Let’s say I find a property the numbers work on. It just came on the market and will go fast if I don’t pull the trigger. I know my strategy and niche. I know the market I want to invest in. I have the 20% cash down payment. Suppose I don’t have a realtor selected, a lender, PM picked out, etc.

What else should I have already lined up and ready to go before making an offer?

Hello BP community! Cynical newbie investor question. If you're working with a realtor who is also an investor, and they find you a good investment property, what's to stop them from taking that opportunity for themselves?

Howdy BP community! My wife Michelle and I recently came across the BP website and some of the videos while researching real estate investing. Since we're not mega millionaire investors, the California market is mostly off the table for us so we decided to consider investing out of state. We are in our 40s with two incredible daughters, one of which has a very rare medical condition that constantly keeps us on our toes. We've been looking at REI as a long term way to make our family's future a little more stable and the ability to leave behind wealth and care for our daughters when we're gone. Looking forward to learning from the community and eventually finding the right property to invest in. Cheers!
