Small multi-family (2-4 units) buy & hold investment in Leesburg.

Purchase price: $156,000
Cash invested: $46,000

I purchased this property turn key off Roofstock. It was my third property and first multi-family. I have had many issues with the plumbing and had to replace the roof. I have an amazing property manager at Home River Group. I would never own a buy/hold property without a property manager. I have learned a lot about lift station (avoid at all costs in the future) which are expensive to fix. I didn’t even know the property had one, but my first clue should have been an unknown electric bill.

Purchase price: $62,000
Cash invested: $17,000

I bought this home turn key off Roofstock. It was the first investment property I purchased after owning a house for years, while renting it for a lose. The house in a section 8 home which comes with some interesting challenges. But I have an amazing property management company (Suncoast Properties) that take good care of the property and the tenant. There is always something to fix, but I keep an eye on the property returns to make sure I am still cash flowing and building equity.

Single-family residence buy & hold investment in Mary Esther.

Purchase price: $235,000
Cash invested: $2,000

I bought this single family home right before the 2008 crash. I didn't even now the crash was happening at the time. I lived in it for a few years while stationed in FL, before renting it after moving. I self rented it for a few years before figuring out how to do the taxes and calculating IRR and cash flow. I am refinancing it this year to reinvest the equity into my first BRRR property. I am still looking for a BRRR property in/around Columbus, GA to invest in.
