@Brandon Castle this program is dead. There is a moratorium on foreclosures for federally backed mortgages. It won't be back for a very long time, if ever, I imagine.

@Marty Johnston I appreciate the perspective! I think I have found an actual local bank who will do a portfolio blanket (they keep the paper as their own investment) on their own commercial side on a 20 year term at about a 4.75% and 80 LTV, but they are moving super slow which is bugging me to some degree. Trying to see what else is out there option wise and your remarks are precisely why I put this out there - to gain more information. Really appreciate it!

Anyone ever do a commercial loan to refinance SFR's en masse under a blanket or a similar strategy? 15 of my SFR's have a ton of equity Icwant to tap and I'm curious what banks generally offer. I've read somewhere the longest term would be 20 years, but with the rates so low, it might still be the same from a monthly payment standpoint as using private lender money over with a higher rate w/ a 30 year term.

Also, what are the banks doing from a LTV standpoint on a cash out refi like this? 80LTV? Just wondering who has gone commercial credit like this and what opinions there are with respect to SFR's. I'm out if conventional access though on other properties outside of these 15 in scope here. Thoughts?

Given Congress appears to be ready to propose new legislation soon for an emergency Covid Bill, wonder if the federally backed mortgage foreclosure moratorium feom the 2020 CARES Act will be extended? I can't find anything about this in the news.

All I am finding is that we will all get checks and people that are unfortunately unemployed will receive extra unemployment payments on top of their state benefits. Anyone seeing anything about any of this in the draft legislation?

@Aaron Gordy I think your thesis as applied to the Mexican side of the border is proper with caveats, as you but can't forget we live in a state where we have a border city, El Paso, who has one of the lowest crime and murder rates in the world sitting across the border from the complete inverse, Juarez, Mexico, boasting higher murder rates than Iraq during the Gulf War! Neither Matamoros nor Cuidad Acuña are places I'd park my money in real estate either, as such, but South Padre, yes! Also remember there are foreign ownership rules if not held in a trust if you want to buy inside of 50 kilometers of a coast in Mexico. This is risky enough IMO as it relates to that area we are talking about.

@Jim K. Interesting thoughts and agree on Brownsville and also McAllen and South Padre for that matter. You couldn't pay me enough to buy in Matamoros due to the violence there.

@Jeffery Callis I replied with what I said because you said you "would not count on....to do anything to help the economy of Texas."

On the contrary, Tesla jobs (and SpaceX in South TX) have both been and will continue to be a huge boon to the Texas economy no matter if the middle skill jobs pay lackluster wages for those particular workers at the Cyber Truck plant. These are still middle wage jobs in a state that does nit have a high cost of living generally speaking.
