In the event of another wholesaler bringing a property to me in search of a buyer, what is common practice after the first deal is done.

Basically what agreements do you other wholesalers make when for future deals after you split a deal and you brought the buyer to the table, since after the first deal they will know who your buyer is giving them the capability to go around me and use my buyer after our first deal.

Is it possible to wholesale listed properties with out "using" transactional funding and instead just using a proof of funds letter and once offer is accepted mail earnest money?

Here is the scenario. A few months back I made an offer on this probate, my intentions to assign to one of my buyers. The seller declined at the time and decided to list it. Today, the seller had the realtor contact me to see if I am still interested in purchasing it. How do I go about wholesaling this property. They are willing to take what I originally offered, but now the realtor is involved.

Is a possible way of doing this using my purchase contract used in my regular wholesale transactions to tie up the property?

Or have language/ stipulations added in the contract?

Anyone who has done this without using transactional funding and double closing please help me!!

Sorry I didn't clarify. I did not mean listing the property with them. Just along the same lines as a Buyers agent agreement, 3-4%. Is that the 'norm'?

What would be the standard as far as enough incentive for realtor(s) to market your wholesale deals to their buyers list, if we were to close with their investor?

Are HUD contracts assignable? For example, A bid of mine gets accepted on HUD. Am I able to assign that contract to an investor? If so, is it the same process or different. My reason for asking is that I've been told through my realtor contact that HUD is different in terms of the contract used. He is not positive that it is assignable.

Hey Karim,

I'm currently wholesaling in the Dayton area. There are some great deals here. There are areas to stay away from, for example, immediate west/north of Dayton. There can be some good rental properties, but I've learned through investors we've worked with that its not worth the hassle. Areas like Huber Heights, Kettering, Centerville, Beavercreek, West Carrollton, Belmont, to name a few are the most desired areas to invest in.
