Be all in full time or stay out. I see agents get gobbled up as part timers. There’s a lot to learn and it’s a go all in or stay out thing.

@Jaron Walling just playing devils advocate here but why do you need a real estate license to do anything. If anything that exposes you to legal ramifications should something go wrong. Best of luck

Hey fellow_____

We've been testing a new pricing strategy to start off 2020 and so far we've seen some pretty interesting results - Over $50,000 in bookings in just the first 13 days to start off the year from all booking websites (Airbnb, Booking.com, etc.)

What's most interesting about this is the place we live here in Canada as of tomorrow will literally be the coldest place on Earth with wind chill nearing almost -50 degrees (not joking... see screenshot below).

This should smash the myth of the idea that you have to live in a warm tropical vacation spot in order to make this business model work. In fact, the cold weather has likely helped our business tremendously since no one is going out where we live so people are just glued to their devices as we've been seeing between 6-9 bookings per day over the last several days.

We started BNB over a year ago and we are so thankful we took the leap and dove in with both feet. While it certainly hasn't been easy, it's definitely been worth it as we are gearing up for our next expansion into the new year. We have 12 listings at the moment and are targeting 20+ this year and are aiming to crack the $1 million per year mark in bookings.

This is by no means a bragging post, but genuinely to give some hope and inspiration to the newer members that you can do this if you want it badly enough. Keep on truckin' through the slow season BNBers! You can do this, we believe in you :)

Hey! Omaha lender here. If your credit is good, you may want to look at a conventional product. FHA typically is best for sub 720 IMHO. Mortgage insurance for the life of the loan, funding fee, etc. you also have to have a couple appraisals and a loT Of paperwork. Make sure you have a 203k expert doing the loan or Flagstar bank who a lot of people sell to have a department that takes it and runs. Best of luck man.
