This is my first year as a real estate agent in the Pueblo, Colorado area. I have a few deals under my belt, but I am looking to increase business. Any advise on what I can do to earn investors business?

@Matthew Araujo you can only have one FHA loan at a time. Saying that if you have a property that is conventional you can still get an FHA loan on another property as long as you meet the FHA requirements which usually involve you living in the property for 2 years.

I think how well the car is taken care of is more important than if the car is luxury or not. My car was recently rear ended and has some damage on the back and I've noticed a difference in the way people talk to me when I pull up with it damaged compared to before. Hopefully the body shop can get the replacement bumper soon.

@Chris Pasternak the Lake Pueblo trail system is pretty amazing with one of the most visited mountain bike trail systems on Colorado during the winter months. Many people often overlook it because, like you said, it's not right off of I-25. They are also revitalizing downtown now and making the whole area pedestrian friendly and encouraging a lot of small businesses to move downtown.

Thank you for the information @Kent Lord. I am planning on keeping my W-2 job for the time being as I have a pretty flexible schedule, but I will keep that in mind when I am finally ready to leave my position.

Hello, I am Travis Arguello. I am looking to start investing in southern Colorado; Pueblo, Cañon City, Colorado City and southern Colorado Springs. I am currently working on getting my real estate license in Colorado and would appreciate any advice on passing the test. I do not have any experience in real estate as of yet, but I plan on buying my first rental within the next year. My overall plan is to buy and hold and eventually get into BRRRing properties.
