Thanks everyone for your comments. I will look into commercial lendors but am concerned with higher rates cutting into profits. I would prefer to go in on a property together with my friend but believe cosigning on an investment property is not doable. 

I will reach out to the local REI meetups in the Cleveland area to understand what they are doing.

I am currently investing in CA and live in Texas and would like to start investing in OH. My issue is that my debt to income is too high to secure another conventional loan. I have a friend that will invest with me but I am unsure on how to get a loan with him. What is the best path forward to secure a long-term loan? I have enough for a 20% down payment.

@John Patterson following. I had the same problem about 8 years ago and have since sold a few properties. Now I am unable to purchase more due to my DTI. I have not looked at commercial loan options yet.

I am looking to purchase a Fourplex but my debt to income is too high to secure a loan. I was looking to bring in my father-in-law to assist in securing the deal. I have $60K cash I can work with which would cover a down payment. Any suggestions on how to set this up to where I could present the least amount of risk to my father-in-law? Do we take out a loan jointly? Do we create a S-Corp to purchase through? Is there a way for me to still secure a loan in my name and have him be a cosigner? Any suggestions on what route to take?

@Travis Nagler how did you contact Janice Kenner?
@Shiloh Lundahl I too am having a hard time getting loans on investment properties due to debt to income ratio. What is the answer here? I can get a hard money loan or financing from a friend but when following the BRRRR method and adding value, I can’t get a loan on it.

Great idea Mathew. I was quoted $175 to have it done myself. I would rather put a little effort in getting out of the yard and having someone else deal with it.
