Hey guys, my name is Travion and I'm looking for honest and  competitive realtors in the DWF area. I have saved up a good amount of capital and I am looking to buy another property in the next two months. My first property was a 4 plex so my second property i'm looking for something that has 5+ units. Any multi family will work if its a good deal. I am willing to look at anything that is withing 60 miles of Fort Worth and if all goes as planned ill buy at least 2 properties this year. I want to build lasting relationships because i plan to be pretty aggressive in the next 5 years. Any realtors interested please message me and we can go from there. ( BTW i am new and i love to learn so all advice is welcome).

Thank yall for all of the positive energy. I may do what Rolland recommended and try to go the conventional route. I am definitely willing to travel to nearby areas to find a MF. I hope i don't have to settle for a SF but if i do a start is a start at least. So the more i have for the down payment the better the chance i will get the property?

Hey yall me and my wife will be moving to the Fort Worth area in early November. I make a decent income having a podcast and i have "good" credit score. I've been looking on realtor.com and running the numbers and I have yet to find a deal that produces a positive cashflow or a decent ROI. Any advice for finding a decent turnkey deal? Id love to knock it out of the park on my first try but I know that unrealistic so i at least want to get my feet wet with a deal that works. Also do yall recommend a FHA loan or a conventional loan?

Hey Caroline, Thank you. I see where I made the mistake. For some reason I thought the units were 4 beds each. I'm in the Dallas/Fort worth area. I was looking to get a FHA loan. For the vacancy I put in 5%, for repairs i put 7%, for capital expenditures i put 5% and for management fees i put 9%. Do those expenses sound reasonable?
