Ever go any further with this? I am currently looking at a 12k sq ft office building to change use to residential. I will be meeting with an architect and just trying to figure out if its even a viable option to change use.  

Why this or that? Do everything! Good luck.

Property is a multi floor building on a “main st”. Would be a complete change of use build out. Bedrooms could be put at front and rear of building. Two one bed units with kitchen and bath in between. Just kicking ideas around.

So the bedrooms in your units do not have an egress window in the bedroom? 

In my opinion its hard to find a turn key property that will cash flow well with little to no money down in this market. Try and find a property you can add value to. Its called the BRRRR method.

Is it possible to legally change use from office to residential if the building has two shared walls preventing you from adding egress windows? Thanks! 

I thought gender discrimination was illegal...
