Here is a property I am evaluating. Numbers look decent to me. Wanted to get a gauge of whether this one rates anywhere close to good in your opinion? 

SFH - 3/2 1400 sq ft, 2003 built; Suggested offer price 96K, 10K repairs, 2K closing costs

5% int, 20% down, $207.6 monthly tax, $72 monthly insurance; Estimated rent $1175. 

Thoughts?

Hello All,

I joined BP a couple of weeks ago and have been devouring all the great advice on the posts and podcasts. I truly appreciate the community vibe and the willingness of all the members to support and advise; and even provide a slap on the wrist when necessary ;) I hope I can get to a point one day when I too can contribute and help other newbies. 

In the near term I plan to start small with out of state buy and hold properties and add more  as I learn more and get better at it. 

I look forward to meeting and learning from all of you!
