So i am looking to purchase a bunch of marketing materials. but im looking for the biggest BANG for my BUCK! like everyone else. I did the bandit signs, and its alot of labor, little fruit....honestly, my mentors want me to get some bandit signs. I just dont see much point, cuz its cold up here in illinois right now, and they haven't had much luck.....Should I even bother with bandit signs right now?

What do you pros use???

So you find a property thats an REO on the MLS for under 200k, looks like it needs repairs...its only 15 years old, its in a good neighborhood.........but its been on the market for over 200 days!? this is just an example, but you all know what im talking about.......why WONT this house sell???? How do you professionals and investors see a potentional for profit?

Hi, Im a new investor. And im on my way to finding my first deal with my real estate listing agent..............with having access to the MLS is a HUGE help and it saves time........I still dont feel quite right smug about this. My agent gave me lists of homes that match my price range, and my area to work in. The list consists of pre-foreclosures, foreclosures, and short sales......Any real investors have some tips for me on SHIFTING through and finding the deals to focus on? Like what year its built...addons, where to see value in doing cosmetic repairs that would help raise the price. Because I am looking at these and I dont feel quite confident I know what to look for. I guarentee this question might solve ALOT of newbies issues.

My situation:

cash on hand under 10,000 for repairs. 

willing to use any type of exit strategy (im assuming ill have to go traditional on this one)

I work full time as a w-2 worker, but I feel I have time to do real estate on the side

I have a pretty good grasp on real estate investing basics

I have a team in place

I know a couple of investor buyers to flip to them if need be

I know that disclosure on if its a double closing, is state specific. So that way the seller doesn't "flip out": when they see how much your selling their home for. And sometimes your attorney can agree to do that as well.

Hello, I am new to investing and I am doing some studying but I keep hearing about an assignment fee.....what is ts, and how much is it? 

Im guessing.......its when you put into your contract when buying from a seller, when the contract has your name, and or assigns. that when someone else comes to the closing table on your behalf (the buyer, or the attorney) that there must be an assignment fee paid to that party?

Before getting hit with a tax lien or back taxes in a property at the closing table.....Is there a way to find out before hand? I suppose you would ask the owner and hope they know.
