Are you in San Diego and focus on wholesaling?  Are you doing deals every month?  If so, I would love to chat and meetup.  I have been a real estate broker for 12 years in San Diego and would be interested in partnering on wholesale deals.  I also can provide wholesalers more income opportunity for those deals where listing the home makes the most sense.  Please feel free to to message me.

I purchased my first property a townhome at the age of 21. Rented rooms and was able to offset my mtg. It sounds like an attractive option however keep a few things in mind. As you get older you will not want to have roommates. Also, no one will care for the home yourself. With that said I would seek out a multi family over a townhome or sfr. Something that has separate units where you can occupy one and rent the others. You really have to run the numbers because there are a lot of deals out there that don't make sense in this over inflated market. I would consider places like grant hill, Sherman heights. Barrio Logan. Those are very close to downtown but still offers long term upside that is getting good buzz. I would also consider golden hill but very hard to find any "deals" there. As someone that used to live near Seattle, I can tell you it's more expensive and more competition. If you don't mind live away from town consider east and north east of the county. Stay away from coastal as the numbers don't make sense at all.

I currently attend the SDREIA over at the scottish rite building, I want to get more active and acquainted with other investors.  That meeting is great but I would like to see what other groups are out there.  I am a retail broker who is breaking into wholesaling and lease options.  I heard about an outback meetup?  I want to hear from everyone local thanks!

Hi Dan and all reading this. I am an active broker that attends and volunteers at the sdcia club monthly meetings. I can save you a lot of time analyzing deals. Shoot for anything that can get near the 1% rule. Also, avoid coastal, metro or high end A class parts of town. The. I'm era just don't make sense these days. There are still deals out there but you will have the best luck in east county, South Bay and east north county. Glad to help. Pm me.

Hi Neil, Sounds like your offer to a great start. Our goals are similar, I too want to acquire a live in 2-4 unit complex and self manage it. Being a broker I am more aware of major issues. Foundation issues. Validating current leases, rents etc are all good things to do.

Hi Sue, I am also in san diego. Managing the rental yourself isn't too difficult it can afford you great learning lessons. When you acquire too many units then you can always hire a management company. Headed to Manila right now for vacation for the first time! John

Hi there, it's extremely difficult to find mls property's even close to the 1% rule in San Diego currently. Finding motivated sellers and negotiating good deals where the numbers work is probably going to your best bet. Get a good list, Mail, door knock, drive for dollars, bandit signs etc to find them.
