@Brandon Sturgill thanx for your comments. I'm just putting it out there that I'm young, hungry, and got a lot to learn. I know I'm not an expert as of yet but I've always been good with #'s so I'm confident in my approach when negotiating pp with sellers. We all have our ways of giving constructive criticism. I'm just at a point where I'm more concerned about the constructive parts. Thanx again for your comments. I will learn to analyze deal better and I will upgrade my account so I can share more info with like minds. I'm not going anywhere.

Wayne Brooks First contractor says it needs 64k to repair. I'm waiting on my 2nd and 3rd bids.

Do investors / flippers buy homes with mortgage left on it??? There still some things that's confuses me about wholesaling.. I want to know exactly what a cash buyer would buy.. I know formulas but how bad do they want the place initially?.. What if it's not vacant yet?? I need to have a convo with some investors. They ones I have in my phone are always busy to talk and alway out of town. They're Jewish and I don't know much about the culture. But lately my phone have definitely been ringing with people trying to sell their home. Help!

I found a property in Newark, NJ. Owner will take 94k for his 3 family property.. I ran my comps and found a property similar to his a half a mile away sold for 355k. This seem like a slam dunk only thing is he still has a 30k left on his mortgage. I'm still wondering if I should pursue for wholesaling. The property still have a tenant in it smh. And someone told me cash buyer won't buy if property have mortgage is this true? Help!

Ned Carey Priority envelopes are bigger envelopes with a plastic front.. I had to put a regular envelope inside with stamp

Ned Carey She said she had to pay to get it idk.. But i do remember at the post office the clerk said it would be $5 to mail envelopes but gave me maybe 20 envelopes for free. I thought she was just being nice. Its weird

So I started my direct mail marketing campaign the wrong way. Starting out i thought i would need a gimmick to get my phone ringing for potential deals. So i did something pretty risky without knowing the outcome.. And now I got what i asked for. My phone is ringing but not for the right reasons. What i did was send my mail piece priority mail in the priority envelopes and now i have absentee owners pissed calling me furious that they had to pay $5.25 to receive my mail piece. They threatened to call the business bureau and file a complaint on my business. I don't know whats going to happen next but im afraid that im gon find out. Smh
