If you can refi and still have your monthly debt service covered then do it. - The whole idea of creating wealth in RE is to use other people's money - Why put out more than you have to when the equity in that house can be leveraged to increase your wealth by acquiring additional property.

The other consideration would be the positive cash flow and how it is affected by doing a refi - e.g., would it decrease it and can you live with the bottom line? -

Well, with the low ball offers I'm making it probably will be a while - but you never know when you hit the motivated seller. :D

My son and I are REI newbies and have been prospecting homes for about a month but have no accepted offers as of yet - I just happened across this site and it looks like a great source of information - :shock:
