@Josue Rivera No, I apologize for being so general. Keep the house that is there and develop the two vacant lots. Once you parcel them off, the value of the lots should be able to be leveraged to get some money into your construction loan should you decide to build on it. 

I agree with @Zachary LaJoye. Zoning restrictions can be partially a pain depending on your county and its zoning board. If it is zoned SFR presently, you can always apply for a multifamily zone, it just has to go to hearing and get approved. Negotiate this contingency into your purchase agreement prior to purchasing the family If you intend on developing duplexes on this property or converting the existing home into a duplex/triplex.
