My local REIA said it is best to put each rental in its own LLC using property address as the LLC name.

Exactly what happened at my local REIA meeting. Of course all those who joined got the $1,000 "Big Event" tickets for free. They had 9 openings for an intensive weekend at the presidents home complete with field trips and food. That was $1,000 marked down from $5k.

I wonder what will be sold at the big event. it seems like the local REIA is a big sales pitch. Just saying

there are Udemy classes for quick books and accounting. They drop their prices to $10 all the time

the problem is my accounting person is very good at showing a loss even though we pay $3500 a month in rent, we will need a couple of years to make everything look right for a lender. I just don't want to throw away $3500 a month for 2 more years. 

I thought if someone had a house they wanted to sell perhaps we could work something out. We have never been late with rent and credit is great. 

We can't live on the east side of Dallas because the office is in Grand Prairie and I have to stay in Dallas county for child custody reasons.
