@Jacob Sampson   Thank you for your reply.  Sounds right on the monthly.  The figure I gave for monthly holding was right of the Zillow page for this property.   See it at  611 Goodwin Rd, Austell, GA 30106.

To offset that I factored in 5000.00 in Miscellaneous for unforeseen expenses.

As for the kitchen the properties is going to need an all new kitchen, cabinets, appliances etc.

Planned on doing what I could myself, but for the most part wanted to use Contractors.

What is your biggest roadblock right now in real estate investing? At this moment its my credit score.

What are you doing to overcome it right now? 

I am doing everything I can think of right now to raise my score, using velocity banking, selling my Jet ski (asset) to pay off 2 loans, and making arrangements to get my mortgage caught up and on track. Also little things like making my own breakfast, lunch and dinner instead of eating out. EG 5 dollars at McDonalds every workday morning is 25 a week. Seems small right?  Multiply it out 25 X 4=100.00 a month  Or 1200.00 a year. I am saving half that by making my own food.  Little things!

My goal is to reach 620 to 650 at least in the next 3 to 6 months. Once that is done I can begin implementing my strategy in REI. Flip Flip Flip BRRRR. Flip Flip Flip BRRRR and so on yall get the idea :)

@Daniel Kong Thanks Daniel!   Your are correct and I have as of last week implemented credit repair supercharging.  Using my 2 credit cards to pay my bills instead of direct deposit, I put my paycheck on the CC then use the CC to pay my bills.  This should inject a healthy dose to my credit score and while making the monthly payments on them at the same time. Note this is a temp solution to boost my credit score.  The plan is to make my success in REI so that CC can go back to being for emergencies.

@Tom S. My score dipped when I bought my current house via FHA, 1st time homeowner and then 8 months after my purchase I was hospitalized for 6 days with a Staph infection in my lungs. Take a guess what 6 days in the hospital did to what little savings I had. Yes I have medical coverage from work but at 80/20 coverage I had huge out of pocket. I fell behind on everything and my credit score tanked. Fast forward to today and I am mostly caught up and realizing that there is a better way to become financially secure out there.

I disagree.  RE is exactly for me and Ill tell you why.  I am going to be the measure of my Own success and directly responsible for it, something rarely attained when working for a company.  

Thank you Jeff that is indeed my plan.  I have the drive but living paycheck to paycheck is on of the main drives in becoming a Real Estate Investor.  The "doing" part of repairing credit is easier said than done.
