Im looking at a 3 family property in NJ for which the seller had given heavy discounts last year at the height of the pandemic.

He never filed these rents to the rent control board.  When the lease renewals come, can one raise the rent back to the ones on file?

I just bought a multi-family property in New Jersey that comes with a parking garage. Currently it is being used as storage, while the second floor tenant parks on the driveway.  Apparently the driveway parking is in the lease of the second floor tenant, who is paying a ridiculously low rent. I want to rent out the parking garage (and subsequently, the driveway) separately.  Can I legally take the driveway access back and give it to the person who is going to rent the garage?
