Speaking from a property manager's point of view, unless you can have eyes on your property at least once a year, you should not be self-managing. I'm helping an investor right now who has been living out of state, and has been relying on his "handyman" for all repairs and such. The tenants just moved out, I got my eyes on the property today and it is a mess. Broken blinds, refrigerator and freezer door left wide open and running. Lights on in several places. Parts of the kitchen cabinets destroyed. Why hasn't this handyman been reporting any of these issues to the owner? And it was supposed to be painted as of today and the handyman has not even started painting. 

As a professional property manager, we do move-in and move-out inspections and if those photos do not match, the tenant is responsible. In addition, we have a annual mid-point inspection to ensure that small issues do not turn into big issues especially with tenants who stay in the property for several years. The issues this owner has is far more expensive right now than had he hired a good PM company from the beginning. You can't afford to not have a property manager!

@Daniel Mendez here is my suggestions. If your applicant has gone through your screening process and are approved, that should only be good for 30 days. Anything can happen in the interim that would potentially disqualify them.(lose a job, file bankruptcy...etc.) Let them know that you can only do the screening/application within 30 days of taking occupancy. Otherwise you will have to allow another potential applicant to sign the lease sooner. 

@Victor Del Hierro First find a real estate agent that really knows Orlando. There are areas that are still hot and others that are theoretically cooling off, but no sudden dips yet. Also get a good mortgage lender. There are several options for financing that you might qualify. Also remember not all properties cash flow immediately so be prepared. It's a long term investment, not a quick ROI. Look at your the internal rate of return instead. My last suggestion is building your team is going to be crucial for success so hire a professional property management company as well. Welcome to Orlando!

@Juliette Olsen professional property management is my recommendation. You can still learn from your PM about the processes and laws. Hiring a professional and reputable PMC will not keep you in the dark, they help you stay educated. However, not all PMCs operate the same. Do your research and due diligence to find the best property management company that works best for you. BiggerPockets now has a featured property management search option on the platform. If your PM is not communicating with you on a regular basis about the status of the property's activity and also not responding to your inquiries in a timely manner, that's a problem. Since there is not a tenant occupying the property, check your termination options. Read through your PMA thoroughly to confirm. If you do request a termination, state all the reasons why.
