I agree about 3 day notice, but my partner ( husband ) doesn't! He thinks if we can avoid eviction and get them to pay its okay, but I am the one dealing with the collections and communications. Trust me, I don't want to evict them, but I do want to send a message in case they think they can pay when they feel like it.

Lease states a $25 late fee if not paid by the 5th of the month. Last month a young couple with 2 month old baby paid late. Very late. I was lenient. Why? Because on a hunch I looked at public records and saw that the young girl filed for child support against the father. I gave her a time line with payments and she got caught up.

This month? Nothing. The father is still living with her. Not sure what the deal is. Anyways, I am charging a late fee this month, but, do I send a notice? What's the protocol?

We got lucky and found the part we needed! We are very lucky to have good tenants who did not complain and completely understood. 

I do love the idea about giving the tenants a little something hen situations like this arrive, it's a very nice gesture.

Post: Boiler broke - no hot water

Boiler broke last night. We had the option of heat, or hot water for the night for our tenants. I chose heat since its in the 20's here at night. 

Technician came out and the part needed might not be available till Monday. I am hoping we can find it today, but if not, I am worried about waiting till Monday. This is our first rental endeavor and I am not sure what the legal issues are for us with not having hot water for a 12 unit building for a few days while we wait on a part to fix it.

So this isn't a matter of nickel and diming - they just don't have the part stocked because its an older boiler system. 

I am on my way back over there to cycle the hot water on. So get the tank hot again, then switch back to heat. I'll stay there today till its fixed, hopefully. But obviously I can't stay there all night and cycle the hot water/heat. ( Its a diverter - so it calls for hot water or heat and cycles back and forth ) That is the part that is broken. So I can do it manually. 

What if we can't get the part till Monday? Are we opening ourselves up for a world of trouble? What would you do?

So Basically if it doesn't specifically state family or non-related I should just follow the 2 per bedroom regardless. Just to be safe.

Hi! new to the forum and just getting started in the rental business. 

I have a question about maximum occupancy for a 2BR apartment.

About a month ago, I had two 20 something year old boys apply for a 2BR apartment. Everything checked out so they were approved. They wound up changing their mind because another friend wanted to room with them so they started looking for a 3BR apartment.

Fast forward to yesterday, they tell me the other friend backed out and were again looking for a 2BR - which I happened to have available. I told them since it had only been a month, and if nothing changed for them, they were welcome to come see the place and take it if they approve.

They were happy. BUT, they emailed me today asking if the one guy's brother could also live with them providing he was on the lease.

Now, I have seen a lot of HUD and EQH information about 2 per bedroom regarding families, but nothing specifically about non-family members. My gut says its still the 2 person per BR quota, but wanted to check to see if I had any way around not wanting 3 adults in a 2 BR.
