I apologize for being tardy with my replies. (I am not real swift with this site and I'm trying to figure it out as I go)

I want to thank all of you for all of your advice and suggestions. My husband and I will be having a discussion with them this week if they agree to sit down with us.

I do like the idea of the late payment and additional $5 charge for each additional day until current. We will definitely be revising the lease to include this to whoever is in the house.

We have 2 units and the other tenant is great. Always a day or 2 early with rent and apologetic about the one time she paid on the first. Wish they were both that way.

Thanks again to all of you for your help!

We have tenants that always take advantage of the 5 day grace period we have in the lease. Today we received a text that they had an unexpected emergency and that they aren't sure they will be able to get the full rent to us by this Friday. They want to know if they can split it up over the next 2 Fridays. My husband and I are concerned that they have become a credit risk because the wife slipped once and said she wasn't working anymore. Is there anything we can do to put them on notice? Can we charge them a double late fee? Any help/advice would be greatly appreciated.

I forgot to mention that she is NOT asking for a credit. Actually she's been great through this whole thing. I just happened to see that there were droppings EVERYWHERE in the kitchen. In the dish rack after she washed dishes, on the kitchen windowsill, etc...

But I won't venture down that road and hopefully this whole situation is soon a memory.

Thank you!

Our tenant has had to contend with mice during her first month in out investment property. There were no signs of mice before her occupying the property but she's been wonderful and understanding. Upon her notifying us of the problem (on a Thursday) I had an exterminator there on Monday after the weekend.

My question is this: should we discount her rent for having to put up with mouse droppings all over the kitchen?
