Thank you for the well wishes. I am interested in networking with some seasoned investors regarding two specific strategies - Lease to Own and Pre Foreclosure properties.
Lease to own I like for positive cash flow due to the recurring monthly revenue throughout the tenure of the lease. However, in case of default, I keep the escrow money on top of the monthly income already collected. Additionally, I am banking on the LTO tenant to be a more invested, responsible tenant that will take care of the property because I really do not want to be a typical rental property "hands on landlord". Also, I think offering people an opportunity to secure their purchase price at the beginning of the contract while assuring that some of the rent money is going towards their down payment are sweet selling points!
Pre foreclosure owners, I have found, fall into two main categories - they either want to stay in the home but need a bailout or they will short sell to avoid foreclosure on their credit. I am skilled at identifying these properties and developed a sound means of keeping this funnel overflowing. Targeting the LTO buyers is proving a little more tricky, but I am confident I can find the right teammates to make this work.
