Hello,

I am in the beginning to looking for a rental property in Boise ID, and wondering if anyone have experience in investing in that area.

Thank you for all the responses and wisdom sharing! Real estate investing is definitely a lifelong learning journey.
The turnkey company will send a structural engineer to check on the property. Depends on what the structural engineer find out, it may be a chance to fix and negotiate for a low purchase price. And I will hire an independent structural engineer to check and cover my bases.
I will post for an update when I hear from them.



I am in process of purchasing a turnkey property (built 1969, 3 bed/2 bath for $139k.)  The inspection report came back with some minor findings. There is a structural finding: "Unusual settling cracks and significant separations noted at brick on homes exterior. Recommend a structural engineer evaluate the situation for repairs as needed." 

What would you do if you are in my situation? Call for a structural engineer? Contact the inspector for more details? Contact the turnkey company? Or is it a deal breaker?

Do you have any inspector or appraiser recommendations?

I am interested in buying rental properties in Memphis and want to find out if there is certain area to avoid that may have potential flooding issues?

Seems like downtown Memphis was adversely impacted in June. How about the neighborhoods of Raleigh and Bartlett?

Is there any website that provides the flooding zone info. when you enter a property address?

How did you start the connection and interview with the realtors?  Did you google "realtors in the city", then email/call them? Do the realtors work differently with a local buyer vs an out of state investor?

I am new to REI, too. Currently, I am watching Graham Stephan. He is knowledgable, honest and fun to watch.

I am looking for any advise you have for turnkey investment. After you identified the city or state to invest, do you plan a trip to visit the cities and meet with your turnkey providers? Or do you wait until the rental property is identified? I am wondering what due diligence should be performed for a first time out of state investor.
