I found a property that was listed on MLS. Saw it with a realtor-not the listing agent. The person who showed the property to me and my agent was actually the owner, which surprised me. It's listed for $489k but knew immediately we would not offer anywhere near that. Property needs at least $75k in repairs. The owner was over selling it but also telling us how she doesn't really need to leave however the holes in her ceilings and walls tell me a different story. I can tell she is in financial distress. I tell our agent the most we would offer is $300k because I saw some comps (unfortunately nothing super recent) latest sales were 6 mos prior for that type of home is $440k. My agents gets back to us saying "there's is no way they will accept an offer that much lower than the asking price because there Lis pendens lien against the property from 2008 for $349k" I would greatly appreciate advice on next steps. I'm guessing this means they Are in pre-foreclosure???

any advice on how to navigate the county clerk website for nyc particularly Queens? I found a few properties I want to look into when I was driving for dollars but I am having a lot of trouble getting info on the owner. Houses look vacant so I'm trying to find the address where tax docs are sent. I've also called the office and they were very unhelpful. Just told me they didn't know how to find the info.

This may be a stupid question, but I'm asking it anyway. If a house on the market currently has squatters in it, can that be dealt with simply by getting police involved to get them out after the property is purchased? Or do you have to treat squatters the same as bad tenants and go through the eviction process?

How much is typical to offer someone in a cash for keys situation?

I came across a duplex property in a good developing area but the realtor warned me that both tenants are not cooperating and probably both need to be evicted. Would you even consider it knowing it's a good price? Can't get inside to asses damage. But it's listed for about 50% of comparable properties. How would you deal with the tenants if you did purchase? How long would it take to get them out?

Do you guys have recommendations of how to find vacation properties? Are you using other sources than the MLS?

Hi there

I don't own any properties yet but I have been looking into jersey shore rental homes. Curious about anyone's thoughts on these beach towns especially after sandy. Curious if anyone has info/experience with seaside heights since this town was hit hard.
