I've grown tired of the ridiculous used appliance collection in my garage. For very cheap or free Full size fridge #2 Coin Op Dryers #1 Coin Op Washer (sold the apartment building so don't need the backups anymore) #1 old washer and dryer Also a full set of dark brown uppers older wood cabinets that I inherited. Located NE side Cedar Rapids
Overnight retail pharmacist myself. Had 8 units, now down to 5.

We know of a well-qualified couple (passed our screening, we had alteady filled unit) with 3 kids looking for a short-term lease (9/17 - 3/18) in Cedar Rapids area while they build a house.  If anyone has anything that might fit, I think they would be good tenants.

Anybody have any recommendations on local drywall contractors?

Also looking for plumbers or electricians that do side jobs if you've had good luck with anyone.

We had one like this a while back.  Always complaining even though we fixed maintenence issues same day and did upgrades for them.  Rudeness and ridiculousness actually increased the more we bent over backwards to please them.  Then there were always the late rent excuses, we dont think we should have to pay the late fee, I don't have money for kids food followed immediately by their facebook pics of beach vacation, accusing my wife of putting their rent money order (dated and time stamped of course) back in their apt to illegally charge late fee, claiming we weren't allowed to enter their unit even after proper notice or when they requested repairs and telling us they had us on camera

We served 30 day notice for them to leave after they went month to month.  They of course angrily threatened to sue us.  Tenants like this are the absolute worst part of this business.  

Nicely and professionally tell this guy you'll see him in court and formulate a plan to get rid of him.  Or maybe throw some money at him to get rid of him if you want.  Whatever you decide, I would advise taking back control from this idiot.  It will only get worse if you cave - doesn't matter if you or tenant are in the wrong.

Anybody have any recommendations on a contractor in the Cedar Rapids area to add a beam after opening up an interior wall?

I bought the $199 ryobi set as well. Ladders, impact bit set, led light bulbs, angle grinder, toilet.  My wife won't let me buy any more appliances so had to pass this year on those.

We also use the "how to clean" form which should be common sense but provides a basic outline for move out cleanup.

Under rental agreement tab - security deposit form and I think there is some in their rules document as well.

We use a Landlords of Linn County Move In/Out Checklist and Security Deposit form that has dollar amounts right on the form for everything.
