Justin and Sam - appreciated for the great and informative idea. I will work hard to start building a buyers list from now on.

JCC - I agree with you as an investor, finding a qualify buyer is important as well as finding a deal. I think you may create a topic of how to find a deal in forums like me so everyone may get benefit of it.

As a newbie, I learned a lot from my first deal and now I am eagerly to know how to effectively build a buyers list as I think this is a primary thing to find out as a real estate investor. Need any mentor, investor or guru to contribute their successful experience would be highly appreciated. :D

I learned a lesson as a newbie so I try to get this out. Not sure if I can cancel contract with seller or not. This may give me a problem, isn't it?

Yes, OH is a tough state to invest in.

Selling Price:$55000
Monthly Cash Flow:$618
It's a duplex house for sale.

REA told me that the real selling price should be about $20K so it's less than what I am asking for as what you said.

I have my first deal at Columbus, OH need to move on and it's a great investment property with instant equity and monthly cash flow but it seems no one want to buy in. I have called a investor/realtor in OH and he told me that the property I am wholesaling is the way below selling price of 50% or more. That really shock me. Can someone help to advice the current market in OH and is it real? It is kind of frustrated to me..... :cry:

I am a newbie of wholesaling in real estate investing and currently I have one deal under contract at Columbus, Ohio. If someone can help me to either provide buyer list or give a hint on buyer list in OH, I would be appreciated and I think we may have business relationship for flipping house.
