I would definitely require all tenants to have renters insurance.  If for nothing more than a better piece of mind should anything ever happen at your rental.

 If you haven't already I would research investment locations, contractors, funding and real estate agents?  Durham is good area right now with lots of revitalization projects going on.  If you are looking in Raleigh it may be a bit difficult unless you can find the right network.  Locations outside of the Triangle are also good market areas right now.  Happy to connect and answer any questions.

Hi Cathy, 

Investment Real Estate is a great market to get into right now is you can find the right market.  As Katherine stated wholesaling in Raleigh is difficult at this time without a network.  Have you thought about starting off outside of the Triangle?  Maybe look at Fayetteville or the Burlington area.  I will message you.

Hi Kimberly, 

Have you considered hard money lending? The interest rate can be a bit higher but it tends to be easier to access if you use the right company. With that said, for my friends first flip he contacted a co-worker and was able to access money from the friends IRA. He also, took out a HELOC on his home to cover the additional costs. If you would like information on a hard money mortgage brokerage message me.

If your still looking for a lender Meredith Douglas with Movement Mortgage in Raleigh works with investors and retired individuals as along as they have income like social security, pension, IRA distributions, ect.

You may be able to find something on-market the will provide a decent profit but if you are looking to make a better profit than off-market deals usually the best way to go. I would also suggest having a contractor walk the property with you. They can not only give you an estimated cost but they are also able to point out things that you may have not noticed before.
